I booked this hotel with the promise of it being something truly unique. It's often listed as among the top 10 budget designer hotels in Bangkok. I've been to Bangkok many times and have stayed in many different places, but it was my girlfriend's first time in the city and so wanted to try something different. I booked this hotel because it seemed to have a bit of character, especially in the unique design of the rooms. However: -while the rooms do indeed have unique design, they are more tacky than anything. The room I stayed in felt like some sort of warped sex dungeon, without proper storage for clothes or even basic amenities one might expect for a room of this price -the service was aloof, not warm or helpful at all (regardless of language barrier). There is reception for limited hours (ostensibly 9am - 9om), but the reception disk was often vacant even during those hours. At one point I had to wait for 20 minutes -they try to nickel and dime guests to death, as confirmed by other reviewers here, for instance charging 400 Baht to clean pillow cases stained by my girlfriend's hair dye (normal bleach would have removed the stain) -NO breakfast is included or even available. There is a cafe but it looks permanently closed. The only option is street food, which might not be suitable for all travellers. -the location is a double-edged sword. It's a VERY local part of Bangkok, which can be good or bad depending on your perspective. I think it's a bit nice to escape the Khao Sah / Sukhumvit tourist bubbles and see a bit of what REAL Bangkok is like, but it might not be suitable for first time visitors to the city (there is no restaurants nearby, for example). On the other hand, the BTS and Chao Phraya Express stops are only 600m away. I gave 2 stars instead of 1 because the accessibility to other parts of the city is actually quite good. In summary, there is an abundance of accommodation choices in Bangkok. At this price point, you can get MUCH better value, even if you might have to join the backpacker hordes in Khao San or Sukhumvit.

The basic concept is aesthetically attractive and the hotel is well located in a local area. The room was cramped and had a bunk bed. The toilet was shared with the next room in an adjoining space and that made my room very noisy when the occupant of said room returned late at night and started banging around. The lift door could be opened when the lift was not behind it, exposing the shaft in a dangerous way. The lift itself was hard to summon and I ended up carrying my luggage up and later down flights of stairs because of that. The staff were helpful and friendly.

I stayed two nights in the King Suite room at The House of Phraya Jasaen and was overall disappointed with my stay. Here is a list of my problems at this hotel… Shower water temperature kept fluctuating between warm and cold. Windows facing the street are only single-pane, and there is a lot of street noise outside. No safety box for valuables. For a room accommodate 3 people, counter area around bathroom sink is very limited… little space to put toiletries. Towels are very thin and cheap. I was initially thinking to give this hotel 3 stars, but they lost one more star upon checking out when the front desk person ran up to our room and came back with a wash cloth that she claimed had to be replaced because it had too much of my wife’s make-up on it. So she insisted we pay an additional 100 baht to replace it… really tacky in my opinion.

Not usually this harsh, but honesty prevails so here we go. We expected a “hip” hotel, but was met with disappointment. First of all the room was decorated in a very poor attempt to be edgy with used plastic bottles. Secondly there is a seemingly massive waterpump in the building that makes an insane amount of noise, so we had to sleep (or at least try) with earplugs. Lastly, the food is not in anyway recommendable - we tried the waffle breakfast and left after one bite. Dont know how this got so good ratings, but this was our experience.

This place is very well-run and managed. The rooms are funky and beds comfortable. You can book directly through their website with all the different rooms specs and pics. All-female are really lovely and friendly. They make a superb coffee in their cafe! Since there is a technical university across the street, there are a lot of inexpensive food options closely (as in, right outside the door). Although most of the rooms are well isolated from the street noise, sound travels well through the floors of the hotel, but earplugs will eliminate this! The value here is really excellent - great price vs. quality. It's about a 5 minute walk from the Saphan Taksin BTS station, along with the surrounding semi-touristy area. This is an excellent option if you're attending a conference or something at one of the fancy hotels nearby.
